CITY OF SEATTLE - OFFICE OF ECONOMIC DEVELOPMENT
Matthew Gardner headed up the team whose objective was to implement a revitalization strategy for the University District as a whole, with emphasis on the "Ave". In addition to a focused retail analysis, components of the study also included analysis of employment, population, and housing in the area. From the analysis, resolutions were passed to remove the "lease lid" from the University of Washington as well as the implementation of strategies to encourage an increase in the housing stock.

ANALYSIS
The purpose of this study was to analyze the strengths and weaknesses of the University Business District and provide recommendations that would stimulate additional development and retail activities that the market could replicate. The study focused on analysis of current and potential consumer demand for retail services and housing; and the provision of information to simplify the decision-making process for potential developers.
